Currently, the construction sector is essential to boost socio-economic development, but in turn is the main responsible for the increase in pollution due to the inadequate use of natural resources. However, there is the possibility of improving this problem by implementing sustainable buildings through criteria of sustainability in construction. Currently, in the world there are several institutions that provide international certifications that are one of the best tools to ensure the sustainability of projects. In Peru, there are three certifications that certify that a building is sustainable, these are the LEED, EDGE and BREEAM certifications. This thesis project consists of proposing sustainability criteria at the EDGE certification level, focused on the rational use of materials, efficient consumption of energy and water. These criteria were applied to a traditional building (Case: Sustainable multifamily building - Santa Anita) at the project level, to show the environmental and economic benefits during its useful life (construction, operation and maintenance stage). It was possible to obtain savings of 35.96% of energy savings and 31.92% savings in water. The users of a sustainable building will have economic savings that will be shown on their water and electricity bills monthly. Also, consider incorporating materials that consume less energy in their manufacture. It was obtained that the CO2 savings during the year of use is 1.47 t for the multi-family dwelling. By projecting its application to the immense amount of homes needed in the city, we will have significant savings in environmental pollution.
