This research work based its project proposal on the district of Comas. Comas is one of the districts of Metropolitan Lima with the largest population. We directed our project to a sector (segment C) of the population, which is now shown to be the most economically dynamic sector, and it is a segment that demands a greater number of houses, with demands for greater comfort and quality. Therefore, our investigation sought to determine the viability of a real estate project of apartments, located at “Urbanization El Retablo“, on a land strategically located near main avenues, commercial, educational and leisure centers which, due to its area (4,407.30 m2), is apparently not very attractive for investors. The research was carried out in a context of veracity of economic and financial variables. The actual availability of the land was verified. The feasibility of the land was evaluated and, based on the sector's regulations, a real estate project was developed for apartments according to the feasible income for the population of segment C (with comfortable minimum areas, and apartment prices according to the market). Likewise, a sensitivity analysis was used with variables in sales speed and variation of construction costs because they were the ones with the greatest economic impact, with pessimistic, probable and optimistic scenarios, in order to have a clear idea of the project's profitability. Finally, after the analyses developed and the indicators obtained, it was determined that the real estate project “Condominio Primavera“, was economically and financially profitable, obtaining a profit higher than 15% after taxes. Similarly, the project helps to cover an unsatisfied demand for housing of segment C, and a supply deficit that constitutes a potential investment niche for both private and public companies.
