The present research project, on the implementation of study rooms for university students, seeks to determine the viability in its realization through a market research conducted to university students in Metropolitan Lima. In this investigation it was possible to determine that there is a need for students to find an available space in order to carry out their academic activities, in addition to Student Club being accepted as a solution to the unmet need not met by the market, through the offer of modules individual and cubicles well implemented, in an ideal environment and strategic location. This opportunity to develop a new market, with nonexistent competitors, allowed to determine the location of the project in the district of Santiago de Surco. After that, a feasibility study of the operative, organizational and economic-financial part of the project was carried out, for which the work experience and the higher academic studies of the work team are used for its development. Finally, structuring the revenues, the fixed and variable costs and expenses, and the total initial investment, a positive NPV of S / 359,811.47 is determined, in the first three years of execution of the project, and an IRR of 127.30%. With this result and the feasibility study carried out of the various factors, it is concluded that there is economic-financial feasibility of the present project, since its realization is possible and profitable, and for which an initial investment of S / 172,956.57 will be required, and the contribution of S / 100,000.00 from an investor for its execution.
