The majority of multifamily apartment buildings directed to the socio-economic status C of Lima city suffer the appearance of infrastructure damage at the expense of useful project life. This one is a very frequent variable in the after-sale evaluation and occupancy of the property, although the influx of professionals and specialists who work in order to prevent them, motive for which, make the compelling necessity of the investigation of the causes and ways of avoiding relapses in this type of damages. The settlement proposal starts with the collection of complaints recorded in the after sale and the testimonies of surveyed clients to have a concise real knowledge about the problematic situation which allow to determinate what is the best tool of “Lean Construction” more akin to the improvement of construction processes of sanitation facilities. “Last Planner System” propose a planification system based on control indicators would reveal the causes which allow to optimize construction processes of sanitation facilities. Research results are used to elaborate a procedure manual to the development of construction processes of sanitation facilities, where the most significant change is the use of random copolymer propylene (PPR) instead of vinyl polychloride (PVC). In addition, show the advantages and disadvantages of this new material to the traditional PVC. As well as, formats that will allow to take a suitable quality control for the sanitation facilities
