The general objective of the thesis is to elaborate an action plan in order to allow the correct control and measure of the application of the best practices in the processes groups management in real estate construction projects, based on the Project Management Body of Knowledge (PMBoK). It focus on the necessity of a bigger effectiveness in management processes and a better control of the deficiencies of the construction sector. The development of the action plan allows to incorporate to the processes group of a project, the best practices from leading companies from different sectors, compiled in the PMBoK, providing an useful and easy to apply tool, based on the lessons learned of the most common problems in real estate construction projects and allowing the implementation monitoring and performance through performance indexes. In order to evaluate the data, was compiled the information of four real estate construction projects in Lima, which registered the causes of non-completion (CNC) of the plan in the execution of the project, and with similar characteristics. With the information of the non-completion of the plan, quantitative and qualitative analysis were made to establish to which area and stage of the project they belonged. As the four companies didn’t had the same category or control area, an homologation of the CNC to their respective knowledge area had to been made. Stablishing a practical methodology for CNC classification and association to the adequate process, the development of the action plan which contained the responsibles, requirements, resources and procedures, as control formats and performance index, was achieved, standardizing the processes associated to the most common CNC. Also, any real estate construction company can apply the methodoly and action plan in order to perform a study, based on the company’s data, of their specifics needs of improvement.
