The present thesis will be based on the application of management tools to control the productivity of the project called ““Conjunto Residencial Panoramic““, comprised of 6 towers of 16 floors, located at the intersection of Av. Costanera and Calle Aviación in the district of San Miguel in the city of Lima. On this occasion, this thesis will be based on the philosophy of Lean Construction, using some tools proposed by the Institute Lean Construction. It will begin analyzing the work in general through some data provided by the construction company AESA SAC to verify and locate the main problem that exists. Once the problem is located, productivity ratios of the ““C““ tower corresponding to the front will be taken and analyzed. After the analysis, the system will be improved, which implies improving the productive process, divided by plant and work. Therefore, using the plant design tool under a lean approach will improve, or redundancy, the plant allowing mainly to have a continuous flow and optimizing workspaces; And with the balance line tool will optimize the work, measuring the rhythms of the crews. Both tools will be applied to tower ““B““ front 3 for a period of 5 weeks. Finally, the productivity indexes obtained in both towers will be compared, thus demonstrating the importance of the work team commitment, and that by developing an efficient plant design and by appropriate control with balance lines, Costs, also showing the savings generated; And the term of the project, comparing the execution times of towers C and B.
