Diseño e implementación de un plan de mantenimiento preventivo en la Empresa Cineplanet S.A.

Abstract

El diseño e implementación de un plan de mantenimiento preventivo en el área de servicios de CINEPLEX S.A., fue realizado mediante la recopilación de las necesidades que tiene cada complejo cinematográfico, reuniones con los proveedores de los diferentes servicios de infraestructura, reuniones semanales con los supervisores de mantenimiento de cada complejo en Lima (en provincia a través de las visitas trimestrales que tuvimos de supervisión, constante comunicación con los responsables de cada complejo) y las criticidades de operatividad basados en las ventas que requieran. El tipo de investigación fue teórica/descriptiva y luego Práctica, en primera instancia se aplicó conocimientos y métodos de gestión de mantenimiento, además de la información histérica que se tuvo en el momento. Con esto fuimos a la práctica que consistió en las inspecciones, creación del plan maestro de mantenimiento y ejecución del mismo. El plan de mantenimiento preventivo es un procedimiento periódico para minimizar el riesgo de fallo y asegurar Ia continúa operación de los equipos, logrando de esta manera extender su vida útil. Esto incluye limpieza, lubricación, ajuste, y reemplazo de ciertas partes vulnerables, aumentando la seguridad del equipo y reduciendo la probabilidad de fallas mayores; pero no se excluye el mantenimiento que a diario debe realizar el colaborador del complejo que es la limpieza diaria de las ollas de las productoras de pop corn, dispensar de chicha que son los equipos que generan los mayores ingresos. El objetivo de la investigación es Diseñar e implementar un Plan de Mantenimiento Preventivo en la empresa Cineplanet S.A. que permita disminuir las fallas repetitivas en los complejos cinematográficos y organizar las actividades de mantenimiento con una frecuencia establecida.

Los resultados obtenidos al finalizar la investigación fueron los esperados, se tuvo en lo referente a los indicadores financieros un ratio de mantenimiento de 2.78%(Gasto de Mantenimiento entre las Ventas) por debajo de la meta 3.00%. Se tuvieron gastos de mantenimiento a nivel de la cadena en 60% más de lo presupuestado, esto porque se direccionó al centro de costos, trabajos que son fuera de la propia gestión del área como los gastos por observaciones de índice, o proyectos de remodelación del cine. Los indicadores de operación superaron la meta inicial de_ atenciones con lo cual llegamos al 94.26% sobre los 90.00%. Además se disminuyó en 6.57% las solicitudes de atención a los complejos cinematográficos desde el inicio de año, también se redujeron en 17,72% las atenciones de equipos críticos como los aires acondicionados, extractores de aire y productoras de pop corn.

I want to communicate that the design and installation of a preventive plan of maintenance at CINEPLEX S.A Service Areas were made through the review of every complex needs, meetings with the suppliers from different infrastructure services and the maintenance supervisors from each complex in Lima attending to weekly meetings. In case of the provinces, the meetings at some departments are quarterly as visits. In favor of monitoring and being in touch with the supervisors from other complexes. In order to get the critical opinions of the service effectiveness based on the required sales. The type of investigation was theorical- descriptive, then practice. First of all, knowledge maintenance and managing methods were applied; besides of the historical data we had at the moment. From then on we went to the practice at theaters which consisted on inspections, creation of the Master Plan of maintenance and its execution. The preventive plan of maintenance is a periodical process to minimize risks of machines malfunctions and make sure the machines are working in good conditions, as a consequence of this, the machines will last longer if there is a constant maintenance. Including the cleaning, lubing, adjustments and replacements of vulnerable parts, increasing safety at the working environment and reducing biggest dangers. Last, but no least important, collaborators still have to do the daily maintenance (cleaning out the popcorn pots and chicha dispensers) due to the fact that these are the most demanding products and generate easy incomes.

The objective of this investigation was to Design and implement a preventive plan of maintenance at the Theater allowing us to reduce the constant malfunctions at the complexes and to organize the maintenance activities as frequently as established.

The results obtained on having finished the investigation were the awaited ones, one had in the relating thing the financial indicators amount of maintenance of 2.78 % (Maintenance's Expense between the Sales) below the goal 3.00 %. Maintenance costs had A level of the chain in 60 more % of budgeted, because this led to the center of costs works that son out of the own management of the area like the expenses for observations of index, or projects of remodeling of the cinema. In the indicators of operation the initial goal of attentions excelled itself with which we come to 94.26 % on 9000.0/0. in addition the requests were diminished in 6.57 % from the beginning of year, also there diminished in 17,72 % the attentions of critical equipment’s like the Air conditioner, Extractor fans and Producers of Popcorn.
