Abstract: El presente trabajo de investigación tiene como objetivo principal determinar la
factibilidad económica, financiera y socialmente de implementar una planta productora
de ladrillos de madera plástica. La justificación de la investigación se centra en que
actualmente no existen sistemas para gestionar eficientemente los residuos generados por
la población, los cuales incrementan la contaminación de suelos y mares. Es por ello que,
se propone utilizar plástico reciclado y residuos de madera para fabricar ladrillos de
madera plástica.
La metodología utilizada es descriptiva – exploratoria, ya que se revisaron
diversos estudios de investigación publicados sobre las cualidades del material propuesto.
Asimismo, se pudo determinar que la localización más adecuada de la planta es en la
zona industrial del distrito de Villa el Salvador en Lima Metropolitana.
La planta productora tiene una capacidad de 10 809 463 ladrillos al año y la
tecnología a utilizar será semi automática ya que requiere supervisión por parte de los
operarios.
La inversión total del proyecto es de S/ 5 296 916.82 de los cuales el 60% es
financiado por los accionistas y lo restaste será financiado por medio de un préstamo
bancario en el Banco Continental que ofrece una tasa efectiva anual de 12.70%.
Por último, se realizaron las evaluaciones económicas y financieras, las cuales
afirman que el proyecto es viable ya que se obtuvo un valor actual neto financiero de
S/3 603 465.41 y una tasa interna de retorno de 48.89%, con un periodo de recupero de
2 años y 11 meses. Asimismo, el proyecto generará 76 nuevos puestos de trabajo con una
densidad de capital de S/ 69 696.27.
Por todo lo mencionado anteriormente, se puede concluir que el proyecto es viable
económica, financiera y socialmente.
The main objective of this research work is to determine the economic, financial and social feasibility of implement a production plant of plastic wood bricks. The justification of the research focuses on the fact that currently there are no efficientive systems to manage the garbage generated by the population, which increases the pollution of soils and seas. For this reason, it is proposed to use recycled plastic and wood to make plastic wood bricks. The methodology used is descriptive - exploratory because various published research studies of the qualities of the proposed material were reviewed. Furthermore, it was determined that the most suitable location for the plant is in the industrial zone of the Villa el Salvador district in Metropolitan Lima. The production plant has a capacity of 10 809 463 bricks per year and the technology to be used will be semi-automatic since it requires supervision by the operators. The total investment of the project is S/ 5 296 916.82 of which 60% is financed by the shareholders and the remainder will be financed by a bank loan in the Banco Continental that offers an effective annual rate of 12.7%. Finally, the economic and financial analysis were carried out, which affirm that the project is viable because it has a net present value of S/ 3 603 465.41 and an internal rate of return of 48.89%, with a payback period of 2 years and 11 months. In addition of that, the project will generate 76 new jobs with a capital density of S/ 69 696.27. For all the mention before, it can be concluded that the project is economically, financially, and socially viable.
