Abstract: El proyecto consiste en el estudio de prefactibilidad para la instalación de un hotel
ecológico de cuatro estrellas en San Martín que se caracteriza, por contar con una planta
de tratamiento de aguas residuales mediante la ozonización y paneles solares que
trabajarán con energía solar. El proyecto tendrá un periodo de análisis de 5 años.
El servicio está dirigido a turistas mayores de 18 años, que buscan una experiencia
conectada con la naturaleza y cuidar el medio ambiente.
A través del análisis de data histórica y mediante la realización de encuestas a
potenciales visitantes de San Martín se determinó la demanda del proyecto en 9,861
pernoctaciones (28 habitaciones) en el último año de proyección. Sin embargo, por ser
de categoría cuatro estrellas, se construirán 30 habitaciones.
Adicionalmente, se realizó un estudio de localización que permitió determinar la
ubicación idónea en Tarapoto.
Se determinó también que la planta de tratamiento de aguas residuales ahorrará el
consumo de agua potable en un 30% y el número de paneles solares a utilizar cubriría el
50% del consumo eléctrico.
La inversión total requerida entre activos y capital de trabajo asciende a
S/1,299,466.61, de lo cual el 30% será financiado y la diferencia será aportada por los
accionistas. Con la evaluación económica-financiera, se determinó el VAN y TIR
económicos en S/ 47,059.27 y 16.67%; el VAN y TIR financieros se calcularon en S/
136,633.35 y 19.42%; ambos TIR mayor al COK de 15.68%. La inversión se recuperaría
en 4 años y 9 meses.
Por último, según la evaluación social, se determinó la densidad de capital en
S/61,044.8 y la intensidad de capital en 0.26 soles.
