Abstract: El presente proyecto de prefactibilidad tiene como finalidad determinar la viabilidad
técnica, económica, financiera, social y de mercado para la instalación de una planta
productora de ladrillos ecológicos con material reciclado PET en Lima, Perú.
Actualmente, en el Perú, existen proyectos para la elaboración artesanal del ladrillo
ecológico, pero no existe una producción a gran escala.
El ladrillo ecológico con material reciclado PET este hecho a base de cemento,
arena, agua y plástico triturado. Se caracteriza por su resistencia acústica, sistema anti salitre, resistencia a la compresión, entre otros. Cada ladrillo terminado pesa 2.7 kg, del
cual, el 25% del peso es PET triturado.
Los clientes principales serán las constructoras, inmobiliarias y ferreterías del
país, a los cuales se llegará por medio de una fuerza de venta. El precio de venta del millar
de ladrillos es de S/. 530, por ello, la investigación va dirigida a los consumidores finales
de Lima Metropolitana de los Niveles Socioeconómicos C y D entre 25 a 55 años, que
buscan generar ahorros en los costos de construcción de sus viviendas.
Después de realizar una encuesta a un grupo de ferreterías, se obtuvo la intención
e intensidad de compra. Como consecuencia de estos resultados y a la segmentación
mencionada líneas arriba, se determinó la demanda para los siguientes 5 años del
proyecto, siendo 19, 517 millares de ladrillos la demanda para el primer año. Las
ferreterías son quienes influyen en la compra del consumidor final, mayormente auto
constructor de su propia vivienda.
El distrito más adecuado para la instalación de la planta de producción de
Ladrillos PET es San Juan de Lurigancho, dentro de la zona de Cajamarquilla, con un
área total de la planta de 1 050 m2.
La inversión total será de S/. 494, 918.75, de la cual el 30% será financiado por
una entidad bancaria y el 70% corresponderá al aporte de los accionistas. El proyecto
genera resultados positivos, presentando un VAN financiero de S/. 783, 807 una TIR financiera de 81%, una relación beneficio/costo de 3,44 y un periodo de recuperación de
1. 234 años. Por esto, se concluye que el proyecto es económica y financieramente viable.
The purpose of this pre-feasibility project is to determine the technical, economic, financial, social and market viability for the installation of an ecological brick production plant, based on recycled PET recycled in Lima, Peru. Currently, in Peru, there are projects for the elaboration of ecological brick, but there is not a large-scale of production. The ecological brick based on recycled PET material it’s made from cement, sand, water and crushed plastic. It is characterized by its acoustic resistance, anti-salty system, compression resistance, among others characteristics. Each finished brick weighs 2.7 kg, of which 25% of their weight is crushed PET. The main clients will be the construction companies, real estate agents and hardware stores, which will be reached through sales forces. The sale price of a thousand bricks is S /. 530, therefore, the research is aimed for final consumers of Metropolitan Lima of Socioeconomic Levels C and D between 25 and 55 years old, who seek to generate savings in the costs of construction of their homes. After conducting a survey of a group of hardware stores, purchase intention and intensity were obtained. Thanks to these results and the segmentation mentioned above, the project demand for the next 5 years was determined. Being 19,577, thousand bricks the demand for the first year. The most suitable district for the installation of the PET Bricks production plant is San Juan de Lurigancho, within the Cajamarquilla area, with a total plant area of 1,050 m2.
