Abstract: En el presente estudio de pre-factibilidad se desarrollará una investigación con el fin de estudiar los factores que son decisivos para el proyecto y comprobar si el proyecto es social, tecnológico, ambiental y económicamente viable.
Se empezará con un estudio de mercado, en el cual se proyectarán valores a futuro; tanto las predicciones de la variación de la demanda, los niveles de crecimiento en las ventas, análisis de la competencia y estrategias competitivas con las cuales se logrará colocar nuestro producto en el mercado.
Luego, se analizará lo relacionado a la disponibilidad de la materia prima y los insumos, los factores macro y micro para determinar la localización y elegir el tamaño de planta más adecuado. El lugar elegido para instalar la planta es Chilca, en el departamento de Lima, ya que cuenta con mayor proximidad a los insumos y el costo de terreno es menor. Con respecto al tamaño de planta, éste tendrá un límite máximo de acuerdo al tamaño de mercado y uno mínimo con respecto al punto de equilibrio.
Con respecto a la ingeniería del proyecto, se detallará el proceso de producción, con las tecnologías, máquinas y equipos existentes. En este capítulo también se detalla los requerimientos de la materia prima y los insumos, la mano de obra, el programa de producción, entre otros. Por último, en este capítulo se realizará un estudio de disposición de planta presentando un plano con la ubicación correspondiente para cada área.
Posteriormente, se describirá la Organización y Administración del proyecto, en el cual se definirá la constitución de la empresa y los pasos a seguir para constituir legalmente la sociedad. Se realizará el detalle de los empleadores y empleados, así como sus funciones y las áreas de trabajo definidas, y el organigrama de la empresa.
En lo que respecta a la Inversión, se analizarán los activos fijos tangibles e intangibles, además del capital de trabajo. La suma de estos tres elementos resulta la inversión total de este proyecto, la cual es S/ 1 403 720.
Seguidamente, se desarrollará lo referente a presupuestos de ingresos y egresos, en el cual se analizará los distintos tipos de presupuestos como ingresos por ventas, costo materia prima, mano de obra, depreciación, amortización, servicio a la deuda, flujos económico y financiero, entre otros. Cerraremos este capítulo con un estimado del Estado de Resultados, el cual arroja una Utilidad Neta de S/ 489 762 aproximadamente para el último año. Adicionalmente se muestra el balance general para el primer año.
En los últimos capítulos, se detallarán las evaluaciones económicas y financieras, en las cuales se presentan indicadores como el VAN, la TIR y Beneficio/Costo de cada evaluación, así como el análisis de sensibilidad tomando en cuenta el COK con la tasa de riesgo y la tasa de mercado.
Para finalizar, se realizará el análisis económico y financiero, considerando los ratios de liquidez, solvencia, rentabilidad y el análisis de sensibilidad del proyecto.
In the present pre-feasibility study, an investigation will be developed in order to study the factors that are decisive for the project and to verify if the project is social, technological, environmental and economically viable. It will begin with a market study, in which future values will be projected; both the predictions of the variation of the demand, the levels of growth in the sales, analysis of the competition and competitive strategies with which it will be possible to place our product in the market. Then, it will analyze what is related to the availability of raw materials and inputs, macro and micro factors to determine the location and choose the most appropriate plant size. The place chosen to install the plant is Chilca, in the department of Lima, since it has greater proximity to the inputs and the cost of land is lower. Due to the size of the plant, it will have a maximum limit according to the market size and a minimum limit with respect to the equilibrium point. Regarding to the engineering of the project, the production process will be detailed, with existing technologies, machines and equipment. This chapter also details the requirements of raw materials and inputs, labor, the production program, among others. Finally, in this chapter a plant layout study will be carried out presenting a map with the corresponding location for each area. Subsequently, the Organization and Administration of the project will be described, which will define the constitution of the company and the steps to follow to legally establish the company. The details of the employers and employees will be made, as well as their functions and the defined work areas, and the organization chart of the company. With regard to Investment, tangible and intangible fixed assets will be analyzed, in addition to working capital.
