Abstract: El presente trabajo consiste en el desarrollo de un estudio de prefactibilidad para la
instalación de un albergue ecológico en la ciudad de Ayacucho. Se iniciará presentando
los aspectos generales del proyecto, como la problemática de este, que es la necesidad de
un alojamiento que cumpla con las expectativas de calidad de los turistas que visitan la
ciudad, así como los objetivos, el alcance, la justificación y la hipótesis.
Así, el servicio principal ofrecido será dar alojamiento en un establecimiento construido
sin alterar la naturaleza de los alrededores y con el uso de ecotecnologías, dirigido a un
público objetivo de turistas nacionales y extranjeros entre los 18 y 35 años con
personalidad aventurera.
En el análisis del sector, se obtuvo que la fuerza más amenazante es la presencia de los
servicios sustitutos y en el estudio de micro-localización, se tiene como primera opción
al distrito de Ayacucho en la provincia de Huamanga. Por otro lado, se describen los
aspectos referentes a la ingeniería del proyecto (equipos, instalaciones, recursos, entre
otros) que asegurará la exitosa operación de servicio para la capacidad de atención
hallada: 24 090 plazas-cama anuales (66 plazas-cama diarias).
Finalmente, se determinó que la inversión total asciende a S/ 2 000 499,78, donde el 40%
será financiado por capital propio con un COK de 19,12% y 60% por terceros con una
TEA de 16%. Como resultado de los flujos económicos y financieros, se obtiene un
VANE S/ 31 658,06 y TIRE 19,61% y VANF S/ 259 966,23 y TIRF 26,14%
respectivamente. Con lo anterior, queda demostrado que el proyecto resulta viable así sea
financiado por una entidad bancaria o no.
The present project is about the pre-feasibility study for the installation of an ecological hostel in Ayacucho. It begins by presenting its general aspects, such as its main problem, which is the need for accommodation that fulfills the quality expectations of tourists visiting the city, as well as the objectives, scope, justification and hypothesis. The main service offered will be lodging in a place built without altering the nature of the surroundings and with the use of eco-technologies, for a target audience of national and foreign tourists between 18 and 35 years old with an adventurous personality. In the analysis of the sector, the most threatening force found is the presence of substitute services, and in the microlocalization study, the district of Ayacucho in the province of Huamanga is the winning option. All the engineering aspects of the project (equipment, facilities, resources, etc.) that will ensure the successful service operation for the capacity found: 24,090 annual beds (66 daily beds) are described in chapter five. Finally, it was determined that the total investment amount is S/ 2 000 499,78, where 40% will be financed by equity capital with a COK of 19,12% and 60% by another entity with a TEA of 16%. As a result of the economic and financial flows, a NPV S/ 31 658,06, IRR of 19,61%, NPVF S/ 259 966,23 and IRRF of 26,14% are obtained, respectively.
