This research project aims to increase the productivity of the brick company LATESA S.A.C, with the implementation of a maintenance management philosophy known as TPM (Total Productive Maintenance). With the collection of the information obtained from the company LATESA S.A.C of its current processes and background, it was possible to identify relevant aspects that caused a decrease in the productivity of the company the absence of the maintenance of the machinery was the most important aspect and that presented more dilemmas in the productive system of the elaboration of mechanized brick causing many problems. As stops in the middle of the production process, generation of downtime, low productivity and that in the end led to inconveniences such as failures in scheduled deliveries, poor quality product, Loss of reliability on the part of the client as a result of these events witnessed, the initiative was born to implement an improvement philosophy known as TPM (Total Productive Maintenance), with the applicability of the pillars of the TPM as autonomous and planned maintenance to the entire production line that would seek a solution to the problems that the company was going through, proceeding to compare the results of its implementation of this management practice obtaining a 53.78 % a 73.20 % increase in productivity in addition to reduce the possible accidents that could occur to employees. This process was achieved thanks to the commitment of both administrative and plant workers and who were fundamental to the success in the implementation and development of the research project.
