The following research consists of a pre-feasibility study for the installation of a production plant for multifunctional bedroom furniture made of melamine, for the demand of real estate projects located in Metropolitan Lima. In the first chapter, the general and specific objectives are established, the description of the justifications is determined, the project hypothesis is defined and a reference framework to five studies is shown, where their similarities and differences to the current study are analyzed. In the second chapter, the market study is carried out, first the general aspects of the market and the product are defined, then the geographical area that the project will cover is determined to analyze the industrial sector and define the business model, finally the project demand and marketing strategies are described. In the third chapter, the plant location is evaluated, first the location factors and alternatives are identified, to finally make a ranking of factors and define the macro and micro location. In the fourth chapter, the plant size is determined based on the previously calculated demand and equilibrium point, in such a way that the limitations in the plant size can be identified and thus obtain the optimum level for production. In the fifth chapter, the project engineering is carried out taking as a reference the existing technologies and the needs of machinery and equipment. Finally, in the last chapters the organizational structure of the project is defined, the economic and financial evaluation of the project is carried out, as it concludes with a social evaluation.
