The aim of this research project was to analyze consumer behavior in a more complex environment than modern Lima, in order to understand the adoption level of two services offered by ParkNGO: ParkNGO Express (hourly parking rental) and ParkNGO Rental (contract-based garage rental). The results revealed 4 potential clients in the Chorrillos area and 7 potential clients in the Comas area, with an adoption rate ranging from 15% to 25% among the interested target audience. Significant investment project risks were identified, particularly related to market capture effectiveness. A capture rate below 4% in the first year, with a demand for hours below 540,000, could pose challenges in covering fixed business costs. Additionally, it was advised to keep commissions agreed with strategic partners below 85% to avoid issues in the cost structure. The Internal Rate of Return (IRR) of approximately 61.30% demonstrated the project's attractiveness and its ability to surpass the required rates according to the CAPM model and the company's average cost of capital. The recommendation was to focus efforts and resources on improving customer service, management, and service quality to differentiate the project in a potentially competitive environment. In conclusion, the study provides valuable insights for ParkNGO, highlighting the importance of a strategic market capture approach and proper cost and commission management.
