This thesis propose and compile parameter that justify the use of constructive system of precast, with the encouragement to optimize costs and deadlines in building projects in 7% and 37% respectively, for actual delays and overruns in traditional constructive system. The parameters that are highlighted allow to obtain a Semi Self Consolidating Concrete (Semi SCC) of 350 kg/cm2, through and experimental plan. A cost analysis is performed and a study of sustainability in the development of the concrete mix chosen applied to 3 building projects. This study proves that in each case the deadlines and the sustainability results reduce the cost of construction using the system of precast in 7%. Similarly, the principal factors of overruns and delays were identified, which are: increase in the Workforce Cost, quality defects, deadlines, resources management and waste on site. We can conclude, that the construction companies in the area of influence of the investigation are disposed to implement the use of precast with the end of competitiveness and sustainability in all the constructive system as an alternative to improve their companies.
