This research work brings us a solution proposal for the Management of Operation and Maintenance of the existing buildings of a University according to the new trends of the industry 4.0 in our sector, the construction, with the use of BIM technologies ( 7D). The management operation and maintenance (O & M) of the physical assets of the Continental University (case study) is still traditional due to the use of management tools that are not very productive and do not conform to a comprehensive maintenance plan that align with the objectives of the organization. In the development it is proposed the use of digital models of the different specialties to obtain reliable information; the use of Revit 2018 software for the management of preventive maintenance, the management of spaces and the flow of information, emphasizing the benefits in each case, has been handled as a case study in Pavilion A of the Continental University in Huancayo. The alternatives that are proposed are for existing buildings, starting with the process to be executed from the taking of information to the simulation of possible O & M scenarios. The economic benefits obtained are shown, obtaining savings of 70% in the attention of a work order (OT) and 75% in time with the use of BIM, likewise it was concluded that it is profitable since a VAN of S /. 25,026.29 soles, and TIR of 40.38% with a discount rate of 12% per year over a 3-year horizon.
