ABSTRACT The work is called. “COMPARATIVE ANALYSIS OF THE BIM/LEAN METHODOLOGY AND THE TRADITIONAL METHODOLOGY AND ITS INFLUENCE ON COST, TIME IN THE PLANNING AND EXECUTION PHASE IN A 6-STORY MULTIFAMILY HOUSING IN TIPÓN – OROPESA, 2022” In the thesis, the effects produced in the planning and execution stage of a multifamily housing project were compared using traditional methodology and BIM/LEAN methodology to then determine a comparative analysis and rescue the great benefit produced by its use. For planning, it was used the BIM methodology and for the execution stage the LEAN methodology was used, having as its main purpose the application of Building Information Modeling and LEAN Construction tools in both stages of the project to determine the influence that these have giving óptimal and reliable results, testing the main hypothesis, that the improvement of its effects will be achieved the more strictly we follow the application guidelines and the greater the degree of interrelation with this work technique. To ratify what was said above, a database of the Cruz family Multifamily project built during the period 2022 - 2023 was compiled, having access to the information from the planning and execution stage, obtaining performance measurements in the initial planning stage of the project by applying BIM and compare them with performance metrics carried out with traditional methodology. Likewise, using the Lean Construction work technique in the execution, its tools were applied in the field (Last Planner system), to optimize the control of activities and productivity to be compared with the traditional execution method, in this way formats were generated. of documentation and plans to manage the data, in the same way comparisons were made between the final result with what was said and proposed in the theoretical framework of the methodology, concluding at the end in a comparison of the application of the BIM/LEAN methodology and the traditional in Peru. Once the analysis and comparisons were carried out, it turned out that applying the BIM/LEAN methodology uses less cost and time compared to the traditional methodology in both the planning and execution stages. In addition, a contribution was generated in the form of a manual of procedures to be taken into account to obtain a construction with a lower percentage of waste based on own experience acquired in the carried out project.
