Market research through Hedonic Prices emerged in Europe in the early 1970s, where studies arose to determine what makes various prices in a home and if perhaps it was possible to represent all of this in a single formula with multiple variables, to They used econometric regressions of multiple variables, thus determining the bases for the analysis of the Market through Hedonic Prices, which are used to analyze the sale of first-sale homes, rentals of houses, rentals of apartments, an infinite number of studies emerged that allow obtaining formulas that represent coefficients of different variables at a given time and represent the cost of selling and renting a home. In Latin America, in the 90s, several investigations were carried out in Chile and Colombia, being the pioneers in this region to use the Hedonic Prices methodology and currently in Chile they use this methodology for appraisals and price control, making it calculated in a single better way to sell prices, rents, etc… In Peru to date there is very little record of the use of Hedonic Prices, it is an unknown field and we continue to use old tables to determine the costs of housing, even each company sets its own sales prices for its apartments, without having a study that supports it, this type of study can guarantee that there are no real estate bubbles since it will control the sale and purchase price. Our study will focus on determining a certain number of first-selling apartments that have different locations, different characteristics and attributes that allow us to find a formula that can represent the cost of sale and determine which of the many different ones are the ones that change a price of sale. positive or negative way.
