This research evaluated the seismic performance of a four-story confined masonry and reinforced concrete walls multifamily building located in the Villa María del Triunfo district under earthquake action, using a nonlinear static analysis. This analysis enabled the identification of the structural response to various levels of seismic demand and verified the building’s capacity to withstand a severe earthquake without structural collapse. The method used involved modeling the structure in ETABS software and performing a nonlinear static analysis to obtain its capacity curve. Different types of earthquakes were considered according to the guidelines of ASCE 41 and the Peruvian Seismic Design Standard E-030, with demand spectra calculated to simulate the seismic forces the structure might experience. The results of the modal spectral analysis showed that the structure reached a maximum lateral drift of 6/1000 and 0.80/1000 in the X and Y directions, respectively, both below the maximum drift permitted by the E-030 standard. The nonlinear static analysis indicated that the lateral resistance in the X direction was 170 tons with a maximum displacement of 24 cm; in the Y direction, the maximum resistance reached 360 tons with a maximum drift of 3 cm. Additionally, under a moderate earthquake, the structure demonstrated operational performance, concluding that the structural design is adequate for the expected seismic demands.
