The work focuses on increasing the efficiency and availability of machinery in the construction sector through the application of TPM and RCM methodologies. The maintenance area of a construction organization was evaluated, based on data from 2019. The evaluation revealed that the main issue lies is the reduced mechanical availability of the machinery, which is below 90%, the target value for the company, affecting the maintenance area indicator and increasing restoration and conservation costs by 24%. The work is structured into four sections, described below: Section I: This current landscape and theoretical foundation are addressed, reviewing success cases in other organizations and sectors that faced similar issues. Section II: The industry and business challenges are diagnosed, using tools such as the Pareto chart, Minitab, root cause analysis, and problem tree to understand the main reasons for the problem. Section III: The use of approaches to resolve the causes of reduced operational capacity is described, through RCM and TPM strategies. Section IV: The proposed model is tested through simulations in Arena and @Risk to analyze mechanical availability and return on investment, respectively. Finally, the findings and recommendations of the study are presented.
