During recent years, international trade in the country has shown constant growth, especially in the import sector, this has increased the need for importing businessmen to rent warehouses from which to distribute their products to their end customers. Additionally, business trends have been implementing the concept of eco-sustainability within their management, as part of their commitment and responsibility to society and the environment; This trend has taken on a lot of importance and identity, both for the businessman and the consumer. From this, the idea of creating an Eco Sustainable Distribution Center located in the Lurín area was born, to provide spaces for rent for importing businessmen. The objective of this study was to evaluate the feasibility of this investment plan, the study was developed with a mixed approach, and the instruments that were used were reports and a survey applied to 77 importing businessmen, which allowed the analysis and presentation of projections and estimates. for this Proyect. It was observed that there is a high demand for warehouses with an eco-sustainable concept, an average rental of 22,633 m2 of spaces was estimated in the first year, with a constant increase for the following periods, the investment required was US$ 10,627,522 to start operations. The projections showed a financial NPV of US$ 3,668,447 with an IRR = 17.30%, which demonstrated the viability and profitability of the proposal, and a recovery of investments within a period of eight years and nine months.
