Abstract: Actualmente, aproximadamente el 57% de la población construye el techo de sus
viviendas con materiales predominantes como: madera, tejas, calaminas, triplay, entre otros
materiales alternativos al concreto armado. Con ello se evidencia la falta de posibilidades de
contar con una vivienda adecuada para las familias que les brinde seguridad y confort.
El problema que se evidencia bajo este contexto es la falta de materiales alternativos
adecuados disponibles en el Perú para la construcción de techos que se ofrezcan a precios
accesibles, que sean seguros, resistentes, de fácil instalación, y que se encuentren disponibles
en los distintos puntos de ventas de materiales de construcción.
En ese sentido, se ha explorado la oportunidad de brindar un material alternativo de
construcción que cumpla con brindar seguridad, confort y beneficios para los usuarios y a la
vez que sea eco amigable, utilizando como materia prima el caucho reciclado de neumáticos
en desuso. Así, el modelo de negocio se enfoca en la fabricación y venta directa de tejas y
planchas de caucho reciclado como una alternativa para la construcción de techos.
Finalmente, con una inversión inicial de S/ 2.93 millones, el modelo propuesto
generará un VAN de S/ 7.43 millones proyectado a cinco años, por otra parte el aspecto
social, en el mismo horizonte se proyecta tener un impacto en más de 10,924 familias en
promedio por año, aportando un componente importante en el logro de los ODS 11 y 12 que
se centran en el desarrollo de ciudades y comunidades sostenibles, a través de las cuales se
busca lograr viviendas adecuadas y de calidad, utilizando materiales de construcción
alternativos con materiales reutilizables logrados a través de una producción y consumo
responsable, asimismo colabora con el ODS 13 a través del reaprovechamiento de materiales
reciclados como los neumáticos en desuso, materiales que actualmente no cuentan con un
plan de disposición final responsable y que son un problema social y medio ambiental latente,
obteniendo un VANS de S/ 10.56 millones.
Currently, approximately 57% of the population builds the roof of their homes with predominant materials such as wood, roof tiles, calaminas, plywood, among other alternative materials to reinforced concrete. This shows the lack of possibilities for families to have adequate housing that provides them with security and comfort. The problem that is evident in this context is the lack of suitable alternative materials available in Peru for the construction of roofs that are offered at affordable prices, that are safe, resistant, easy to install, and that are available at the different points of sale of construction materials. In this sense, we have explored the opportunity to provide an alternative construction material that provides safety, comfort, and benefits for users and at the same time is eco- friendly, using recycled rubber from disused tires as raw material. Thus, the business model focuses on the manufacture and direct sale of recycled rubber tiles and sheets as an alternative for roof construction. Finally, with an initial investment of S/ 2.93 million, the proposed model will generate an NPV of S/ 7. 43 million projected over five years, on the other hand the social aspect, in the same horizon is projected to have an impact on more than 10,924 families on average per year, contributing an important component in the achievement of SDG 11 and 12 that focus on the development of sustainable cities and communities, through which it seeks to achieve adequate and quality housing, using alternative construction materials with reusable materials achieved through responsible production and consumption, also collaborating with SDG 13 through the reuse of recycled materials such as scrap tires, materials that currently do not have a responsible final disposal plan and that are a latent social and environmental problem, obtaining a VANS of S/ 10.56 million.
