Procesos constructivos para un edificio comercial multifamiliar y costo técnico - económico para la continuación de una obra paralizada por la pandemia

Abstract

El presente trabajo tiene como finalidad principal el seguimiento y control de los procesos constructivos ejecutados para losas en dos direcciones, así como el sustento técnico-económico para continuar con la edificación, luego de más de dos años de paralización por pandemia, así como equipamientos del edificio comercial. Este edificio consta de 01 sótano destinado a estacionamientos con ingreso vehicular, por medio de un sistema de monta autos automático, 03 pisos de zona comercial y 04 pisos destinados a vivienda multifamiliar. El inicio de ejecución de la obra fue en el año 2018; por problemas de pandemia estuvo paralizado dos años y medio y se retomaron los trabajos el 2022; teniendo en consideración los procesos constructivos y los análisis de los materiales, se retiró el acero comprometido por óxido; se reemplazó, en su totalidad, por materiales que componen los elementos estructurales, como ladrillos, tuberías, etcétera. Se dividió el presente estudio en ocho capítulos para su desarrollo, en el primer capítulo se trata sobre la introducción, objetivos e hipótesis del proyecto; el segundo capítulo muestra los alcances del proyecto, del mismo modo se menciona las memorias descriptivas para las especialidades que contempla el proyecto y, además, los aspectos generales. En el tercer capítulo se trata las bases teóricas para el análisis de los materiales que componen los elementos estructurales y se presentan las diferentes patologías que afectan a los materiales que componen todo el proceso constructivo de un elemento estructural y los procedimientos para eliminarlos, para así retomar las actividades constructivas; el cuarto capítulo expone los metrados de obra; en el quinto capítulo se describe el análisis de precios unitarios (APUs) para estructuras, específicamente para losas aligeradas en una y dos direcciones, con la cual se construye el edificio en reemplazo de la losa maciza con la que fue diseñada inicialmente; siguiendo esta secuencia, en el sexto capítulo se detalla el proceso de la elaboración de los costos indirectos y directos para la preparación presupuestal de la edificación en estudio. En el capítulo séptimo se presentan los procesos constructivos para losa aligerada en 02 direcciones y el control de los procesos seguidos para su correcto funcionamiento, y en el capítulo octavo se analiza los materiales que componen los elementos estructurales, como vigas, losas placas y columnas para evaluar el estado de los materiales que lo componen, tales como el acero, concreto, encofrado, etcétera; asimismo, evaluar su reemplazo por material nuevo, justificando esta decisión bajo un costo técnico-económico por paralización de obra, debido a la pandemia y la incidencia en el presupuesto de obra en tiempos y costos.

The main purpose of this work is to monitor and control the construction processes carried out for slabs in two directions, as well as the technical-economic support to continue with the construction, after more than two years of stoppage due to the pandemic, as well as equipment for the commercial building. This building consists of 01 basement for parking with vehicular entrance, through an automatic car lift system, 03 floors of commercial area and 04 floors for multifamily housing. The start of execution of the work was in 2018; due to pandemic problems, it was paralyzed for two and a half years and work was resumed in 2022; taking into consideration the construction processes and the analysis of the materials, the steel compromised by rust was removed; it was replaced, in its entirety, by materials that make up the structural elements, such as bricks, pipes, etc. The present study was divided into eight chapters for its development, the first chapter deals with the introduction, objectives, and hypothesis of the project; The second chapter shows the scope of the project, in the same way the descriptive memories for the specialties that the project contemplates are mentioned and, in addition, the general aspects. The third chapter deals with the theoretical bases for the analysis of the materials that make up the structural elements and presents the different pathologies that affect the materials that make up the entire construction process of a structural element and the procedures to eliminate them, in order to resume construction activities; the fourth chapter exposes the duration of work; the fifth chapter describes the analysis of unit prices (APUs) for structures, specifically for lightened slabs in one and two directions, with which the building is built to replace the solid slab with which it was initially designed; Following this sequence, the sixth chapter details the process of preparing the indirect and direct costs for the budget preparation of the building under study. In the seventh chapter the construction processes for lightened slab in 02 directions and the control of the processes followed for its correct operation are presented, and in the eighth chapter the materials that make up the structural elements are analyzed, such as beams, slabs, plates and columns in order to evaluate the state of the materials that compose it, such as steel, concrete, formwork, etc.; likewise, evaluate its replacement with new material, justifying this decision under a technical-economic cost due to stoppage of work, because of the pandemic and the impact on the work budget in terms of times and costs.
