The main purpose of this work is to monitor and control the construction processes carried out for slabs in two directions, as well as the technical-economic support to continue with the construction, after more than two years of stoppage due to the pandemic, as well as equipment for the commercial building. This building consists of 01 basement for parking with vehicular entrance, through an automatic car lift system, 03 floors of commercial area and 04 floors for multifamily housing. The start of execution of the work was in 2018; due to pandemic problems, it was paralyzed for two and a half years and work was resumed in 2022; taking into consideration the construction processes and the analysis of the materials, the steel compromised by rust was removed; it was replaced, in its entirety, by materials that make up the structural elements, such as bricks, pipes, etc. The present study was divided into eight chapters for its development, the first chapter deals with the introduction, objectives, and hypothesis of the project; The second chapter shows the scope of the project, in the same way the descriptive memories for the specialties that the project contemplates are mentioned and, in addition, the general aspects. The third chapter deals with the theoretical bases for the analysis of the materials that make up the structural elements and presents the different pathologies that affect the materials that make up the entire construction process of a structural element and the procedures to eliminate them, in order to resume construction activities; the fourth chapter exposes the duration of work; the fifth chapter describes the analysis of unit prices (APUs) for structures, specifically for lightened slabs in one and two directions, with which the building is built to replace the solid slab with which it was initially designed; Following this sequence, the sixth chapter details the process of preparing the indirect and direct costs for the budget preparation of the building under study. In the seventh chapter the construction processes for lightened slab in 02 directions and the control of the processes followed for its correct operation are presented, and in the eighth chapter the materials that make up the structural elements are analyzed, such as beams, slabs, plates and columns in order to evaluate the state of the materials that compose it, such as steel, concrete, formwork, etc.; likewise, evaluate its replacement with new material, justifying this decision under a technical-economic cost due to stoppage of work, because of the pandemic and the impact on the work budget in terms of times and costs.
