The overall objective was to develop a manual for the application of Last Planner System (LPS) in project management to improve the construction costs of residential buildings of Dubai Investment SAC in Lima. The methodology was applied, explanatory level, pre-experimental and quantitative design, the population was three residential building construction projects, so it was considered a purposive sampling, direct observation and documentary analysis were applied, the instruments used were the record cards. The LPS tool was applied in a residential building construction project to validate the proposed manual. As a result of the validation of the manual for the application of LPS, the average percentage of the plan completed (PPC) was 86%, the average weekly production percentage (PSP) was 96%; on the other hand, before the application of LPS, the construction costs were S/ 126,939. 00 for the first 30 days; after the application of PLS, construction costs were S/ 84,627.00 for the second 30 days, generating a 33% improvement in costs, this difference being significant (sig. 0.000); the PPC (sig. 0.003) and the PSP (sig. 0.008) significantly improved construction costs. It is concluded that the development of a manual for the application of Last Planner Systems in project management significantly improved building construction costs.
