In order to improve the profitability of a real estate project, through the application of value engineering in the design stage in multi-family housing construction projects in Metropolitan Lima, a non-experimental, descriptive and correlational research has been developed. The importance of the study is that the construction sector has undergone a slowdown in recent years, which puts pressure on the margin of profitability and therefore, companies have to focus on reducing their costs without harming their performance. Three cases are analyzed, which correspond to multi-family housing construction projects, with an average total construction area of 23,000 square meters, which allowed identifying the processes that are currently being followed in the design, cost estimation and final project definition stage. Using value engineering, which is the analysis of costs versus performance, to increase the profit margin from an analysis of the functions, considering the inputs and outputs of the processes, a new process for optimization is created of costs. This proposal is exposed to the judgment of professional experts, with the guidance of a survey. Their responses were processed and based on that it is essential to integrate a multidisciplinary team, as soon as in the design phase, as well as it is important to know and use historic data, mainly ratios. Conclusion is that Value Engineering drives an increase in profit from 14.5% to 18% because it helps to reduce construction cost by square meter, through the introduction of optimizations prior and during design phase and not after the design has been developed. It has to be completed based on a full criteria list and optimizations that could have been applied in prior projects. Main recommendation is to implement Value Engineering in construction companies, and also in other industries.
